How this works
If you’re selling and need a replacement before the IRS clock runs out, you’re in the right place. Most exchangers feel the 45-day identification pressure first. Here’s the short path from finding listings to close.

Identify replacements
Review inventory and work your identification list with your team, especially if you’re already inside the 45-day window.

For financial advisors, CPAs and attorneys
Can financial advisors use 1031 Specialist with their clients?
Yes. 1031 Specialist is for investors and their advisors, including financial advisors, brokers, CPAs and attorneys, who need replacement options during a forward 1031 exchange, especially inside or approaching the 45-day identification window. An advisor can request listing access for a client or get their own access, separate from any client.
How can an advisor and client use 1031 Specialist listings during the 45-day window?
Review Delaware Statutory Trust (DST) and other 1031-eligible listings by property type, then work the identification list together so it's ready before day 45. Advisors can call (949) 328-6744 about a client's exchange.
Does my client keep their own CPA, attorney and broker?
Yes. Your client can keep their local broker for the sale and use us to find replacement listings. Their current advisors stay in place.
Does it cost anything to see listings on 1031 Specialist?
Free. Listing details are free to view, and a short request form opens them.
Please Note: Our investment minimum is $100,000.
